Poker Flat, also known as Lake Tulloch Shores, Copperopolis, is a gated subdivision with 11 developed parks, five marinas and a launch ramp. Tenants will have a boat slip at one of the Poker Flat marinas and access to all facilities including parks and swimming areas.

Available about August 23, 2014 until June 13, 2015. We may be able to accommodate a starting date that coincides with the beginning of the 2014-2015 school year if the lease is for the duration of the school year.
The house has three levels, and you walk in on the top level then go down. The kitchen, living and dining rooms, and a half-bath are on the top level. Three bedrooms and a full bath are on the second level. The lowest level is the master bedroom with a full bath. Two bedrooms on the second level and the master bedroom have access to decks via sliding glass doors.
We use "The Lake House" as a vacation home for about 10 weeks every summer, and rent it the remainder of the year. When tenants rent the house without the garage we store a boat, jet ski and golf cart there. The garage is locked and the tenants have no access to it. However, we offer garage access and use of the golf cart (they must go together as there is no way to secure the golf cart) for an extra $100/mo ($1,600/mo rent). Garage access is desirable for cross ventilation and convenient storage of bikes, garbage cans, and other small items. If the tenants want one or two parking spaces within the garage we can move the boat and/or jet ski to an indoor storage facility. The rent must be increased to cover the cost of storage, which is currently $110/mo per vessel.

The part of the upper deck where the tables and BBQ are located faces east. In the summer it is shaded from the hot late-afternoon sun and is shielded from glare off the lake. Beware of south and west facing decks as they may be too hot on summer afternoons to use until the sun goes down.

The driveway is level and four or five vehicles and/or trailers can park abreast. The lake level drops about 10 ft in the winter, but the fishing remains great year around!
Lake Tulloch - Copperopolis Area
Poker Flat is just minutes away from the restaurants and shops of Lake Tulloch Plaza, Copper Cove Plaza, Copperopolis Town Square, and the Saddle Creek Resort with a golf course. Jamestown is a 20 minutes drive, Sonora 25 minutes, and 45 minutes to Stockton or Modesto. The ski resorts of Dodge Ridge and Bear Valley are 1 hour and 1.5 hours away, respectively. Yosemite Valley, San Jose and the San Francisco Bay area are all approximately within a 2 hour drive.
